What EMI calculation method do Indian banks use? expand_more
All scheduled banks and NBFCs in India use the reducing-balance (diminishing balance) method for EMI calculation. Under this method, interest is computed on the outstanding principal balance at the end of each month, not on the original loan amount. As you pay down principal, the interest component of each EMI gradually decreases while the principal component increases. The standard formula is: EMI = P × r × (1+r)^n / ((1+r)^n - 1), where P is principal, r is monthly interest rate (annual rate ÷ 12), and n is tenure in months. This is the same formula used in this calculator.
Why does the amortisation table show mostly interest in early months? expand_more
This is the natural consequence of reducing-balance calculation. At the start of the loan, the outstanding principal is at its maximum, so the interest component is highest. As you pay down the loan over time, the principal decreases, which means the interest charged each month decreases too. In the early years of a long-tenure loan, a large portion of each EMI goes to interest. This is why pre-payments made early in a loan's life save significantly more interest than the same pre-payment made later.
Does EMI change if the bank changes the interest rate during the loan? expand_more
For floating-rate loans (linked to MCLR, RLLR, or repo rate), when the base rate changes, banks typically adjust either the EMI amount or the tenure while keeping the other constant. The most common practice is to keep the EMI the same and adjust the remaining tenure — the amortisation schedule changes, but your monthly cash outflow stays the same. For fixed-rate loans, the EMI is fixed for the loan's entire tenure regardless of market rate changes.
How do I calculate the impact of a part-prepayment on my loan? expand_more
If you make a lump-sum prepayment after a certain number of months, your outstanding principal at that point (visible in the amortisation table) reduces by the prepaid amount. You can simulate this by running two calculations: (1) the original loan, and (2) a new loan using the reduced outstanding principal, the same interest rate, and your choice of keeping EMI constant (shorter tenure) or reducing EMI (same tenure). Most banks in India allow prepayment of floating-rate retail loans without penalty per RBI guidelines.
Does this calculator include processing fees and other charges? expand_more
No. The calculator computes the pure mathematical EMI based on principal, rate, and tenure only. Processing fees (typically 0.5%–2% of loan amount), insurance premiums, legal verification charges, and other one-time costs are not included in the EMI formula — they are paid separately at disbursement. For a complete picture of loan cost, add these charges to the total interest figure shown.
What is the difference between flat-rate and reducing-balance EMI? expand_more
Flat-rate interest calculates interest on the original principal for the entire tenure, regardless of how much has been repaid. If you borrow ₹1 lakh at 12% flat for 2 years: interest = ₹1,00,000 × 12% × 2 = ₹24,000, EMI = ₹10,167. Reducing-balance calculates interest on the outstanding balance each month. For the same loan at a reducing rate, the effective cost is significantly lower. Important: flat-rate loans often advertise a lower interest rate percentage but the effective (annualised) rate is much higher — always compare loans on an APR or effective rate basis, not just the headline rate.
How much home loan can I get based on my salary? expand_more
Most Indian banks use a multiplier of 60–65 times your net monthly salary as a rough home loan eligibility benchmark, subject to your existing obligations (FOIR — Fixed Obligation to Income Ratio). Banks typically require that total EMIs (including the new home loan) should not exceed 40%–50% of your net monthly income. For example, on a net salary of ₹80,000/month with no other EMIs, you might be eligible for a home loan with an EMI of ₹32,000–₹40,000.
